How to apply

The application
process.

We want the process to be fair, fast, and clear. Here's exactly how it works, from browsing to keys.

01 / Find

Find a place
you like.

Browse our listings, come to a viewing (or book a private one), ask questions.

02 / Apply

Apply online.

Via Keyhook. You'll need ID, income verification, and two references (one current landlord, one other).

03 / Check

We check
and recommend.

We verify, call your references, and present the application to the owner. Usually 2–3 business days.

04 / Answer

You get
an answer.

Successful? We send the tenancy agreement to sign digitally. Not this time? We'll tell you — we don't leave you hanging.

What we check

What screening

Being clear about this upfront means no surprises. Every applicant goes through the same six checks. No shortcuts, no guessing.

  • Photo ID verification
  • Credit check through NZ credit agencies
  • Tenancy Tribunal history check
  • Reference call to your most recent landlord
  • Reference call to one other (employer or previous landlord)
  • Income verification (payslips, statement, or letter)

Moving in

Your first
week.

Once you're approved and the tenancy is signed, here's what happens next — all in plain language, no surprises.

01 / Bond & rent

Bond and rent.

Bond equals up to four weeks' rent, paid before move-in. Plus two weeks' rent in advance. All lodged properly with Tenancy Services.

02 / Entry inspection

Entry inspection.

We walk through the property with you (or send the report to review). This documents the condition at move-in and protects your bond at the end.

03 / Keys

Keys.

Handed over on the tenancy start date. You'll also get access to the tenant app at the same time.

04 / The app

The tenant app.

Your home base for paying rent, reporting maintenance, seeing inspection reports, and messaging us directly.

During your tenancy

The
day-to-day.

Most tenancies are boringly uneventful — which is how we like them. Here are the four things you'll actually interact with.

Paying rent

Paying rent.

Set up an automatic payment. Rent is weekly, fortnightly, or monthly — whichever works for you. All tracked in the app.

Inspections

Inspections.

Four a year. You'll always get at least 48 hours' notice (we usually give more). They take 15–20 minutes. We're looking at the property, not your belongings.

Maintenance

Maintenance.

Anything broken, leaking, or not working? Report it in the app with photos. We'll get back to you within a business day and sort the fix.

Your rights

Your rights.

You have them. The Residential Tenancies Act protects tenants too. Unsure about a rent increase, a notice, a dispute? Ask us. If it's beyond us, Tenancy Services is free and good.

What counts as urgentAnything affecting safety, security, or habitability. Burst pipes, no heating in winter, no hot water, broken locks, gas leaks. When in doubt, call.
Moving out

The end of
the tenancy.

However you got here — natural end, new city, new stage of life — here's exactly what happens and what to expect.

01 / Notice

Giving notice.

For a periodic tenancy, you give 28 days' written notice. For a fixed-term tenancy, it ends on the end date — unless you agree with us and the owner to renew.

02 / Final inspection

Final inspection.

We walk through with you (or inspect after you've moved out). We compare it to the entry inspection. No gotchas.

03 / Bond return

Bond return.

No damage, all rent paid, we lodge the bond release with Tenancy Services. You usually get the money back within 10 working days.

04 / References

References.

If you've been a good tenant, we'll give you a good reference. If you weren't, we won't make one up — honesty matters in this industry.

Can't find what you need? Message us.

Through the property listing on our site. You can also apply before viewing, but we recommend seeing it first — photos only tell you so much.
No. It's illegal to charge tenants application fees in New Zealand. If anyone ever asks you to pay one, something's wrong.
Depends on the property. Each listing shows whether pets are considered. Even if a listing says "no pets", you can still ask — some owners will consider specific situations.
Short visits, of course. If someone is effectively moving in (more than 14 consecutive days, regularly), let us know so we can add them to the tenancy properly.
Rent can be reviewed at renewal or once every 12 months, whichever comes first. You'll get at least 60 days' written notice. Increases are tied to market rent.
Talk to us early. It's not ideal but usually workable. You'll typically need to cover rent until a new tenant is found (we market it at our cost) and reimburse the letting fee for the replacement tenancy.
Talk to us first — most things get sorted with a conversation. If it doesn't, you can complain through our complaints process (office@propr.co.nz). Beyond that, Tenancy Services and the Tenancy Tribunal are both free and accessible.
Your tenancy continues under the new owner. For a periodic tenancy, the new owner can give 90 days' notice. For a fixed-term tenancy, you're protected until the end date.
