Running the tenancy

Once the tenant moves in, the work is supposed to start. Not stop. Rent collection, inspections, renewals, communication, compliance. We stay on top of all of it so you don't have to.

No. Residential only, long-term tenancies. We don't do short-stay, Airbnb, or commercial.
One. We manage single-property owners and multi-property portfolios the same way.
We're in contact within a day of rent being missed. We follow the correct legal process, issue notices in the right form, and if it comes to it, represent you at the Tenancy Tribunal.
Yes. If you have preferred suppliers, we'll use them. Otherwise we'll coordinate through our vetted Wellington network.
Routine inspections every three months, plus an inspection at the start and end of each tenancy. Every one comes with a written photo report in your portal within 24 hours.
We can manage the tenancy through a sale, coordinate with your real estate agent, and handle the transition properly. If your tenancy is periodic, we advise on the right notice to give.
Usually 2 to 4 weeks. We manage the handover, collect the files, and notify the tenant. You don't need to make any awkward phone calls.
