Spots are allocated in the order management agreements are signed. Once the count reaches 100, the programme closes. New owners onboard at our standard rate card from that point.

The concept

when it was new.

We're building a different commercial model for property management — published fees, zero markups, no charges during vacancy. The Charter Member programme recognises the 100 owners who back that model first, by anchoring them to launch pricing forever.

This isn't a promo. It isn't a renewable discount. It's the rate your property locks in, for as long as it stays under Propr management.

Rate locked for life.

Your tier price never increases while the property stays under continuous Propr management. If we raise our published rates for non-charter owners, Charter Members are unaffected.

One free month.

Your first full month of management fees is waived after switching completes. This offsets switching costs from your previous property manager.

Priority onboarding.

A founding-team property manager handles your onboarding directly — not a queue, not a junior. Switching agents typically takes 2–4 weeks; Charter onboarding aims for the lower end.

Founding member recognition.

Charter Members are named on a public Charter list on this website (opt-in). It's a small thing, but it matters when you back something early.

Voice in product development.

Quarterly input sessions on what we build next — owner portal features, reporting, the tenant app. Charter Members shape the roadmap.

Referral reward.

Refer another owner — when their property comes under Propr management, you get $500 credit (or two months free, your choice). No cap, no expiry.

What your
locked rate looks like.

Today's published rates become Charter Member rates — permanently. After the first 100, our standard rates will increase to reflect what we believe the service is worth at scale. Charter Members never see those increases.

Future standard rates above are indicative of our current pricing thesis. Charter Member rates are contractually locked at signing regardless of how the standard rate moves.

Programme rules

Structure
and limits.

We've published the rules in plain English. The full version lives in your management agreement, but these are the load-bearing points.

  • Capped at 100 properties.

    One Charter spot per managed property. Multi-property owners can claim multiple spots until the cap is reached.

  • Allocated in signing order.

    Spots go to whoever signs a management agreement first. Joining the waitlist holds your place in the queue but doesn't reserve a spot.

  • Tied to the property, not the owner.

    If you sell the property, the Charter rate doesn't transfer to a new owner. If you buy another rental, you can claim a separate spot at the prevailing rate (Charter or standard).

  • Continuous management required.

    The Charter rate stays locked for as long as the property remains under continuous Propr management. If you leave and come back later, the Charter rate doesn't return.

  • Tier changes allowed.

    You can move between Sentinel, Guardian, and Custodian at any time — your Charter rate applies at whichever tier you choose.

  • Closes when full.

    Once 100 spots are taken, the programme closes. We won't run a second Charter cohort — that's the point of the cap.

No. The waitlist holds your place in the queue and lets us tell you when your spot opens. You only commit when you sign a management agreement.
The programme closes. New owners onboard at our standard rate card. Charter Members are unaffected — their locked rate continues regardless of how many spots have been filled.
Your Charter rate applies to whichever tier you're currently on. If you switch from Guardian to Custodian, you'll be on the Charter rate of the new tier (7.5% + GST), not the old one.
Order of signing. The waitlist is first-come, first-served — when a property is ready to onboard, the next person on the list is contacted.
If their property is onboarded while you're an active Charter Member, you receive $500 credit on your account, or two months of fees waived (your choice). No cap on referrals.
Only if you opt in. We'll list Charter Members by name on this site to recognise the people who backed Propr first — but only with your consent.
